Each property sets the scope. These are the stages we discuss when planning your water damage restoration project.

  1. Assess the loss and map moisture

    We ask when the water appeared and which rooms are affected, then use moisture detection and mapping to investigate beyond visible wet surfaces. The findings help define the drying area and identify materials that need closer assessment.

  2. Extract water and prepare affected areas

    Emergency extraction removes standing water so the next phase can begin. We assess damaged building materials, explain any planned removal, and establish the scope for drying and containment around the affected spaces.

  3. Dry the structure and record progress

    Structural drying and dehumidification address moisture remaining in building materials and the air. We monitor conditions and document drying progress, using those readings to guide the work instead of judging readiness by how a surface looks.

  4. Move from mitigation to repairs

    Once drying is complete, we use the documented damage to plan reconstruction. The agreed repairs may include drywall, flooring, cabinetry, painting and finish work, with a clear explanation of what needs replacement and how the work will proceed.

Follow the water beyond the visible leak

A wet ceiling beneath an upstairs bathroom, water under kitchen cabinets and a soaked room after an appliance leak create different assessment needs. The visible stain is a starting point. Tell us where the water first appeared, whether the source has been repaired and whether adjoining rooms or a unit below are affected.

We use moisture detection and mapping to help define the drying area. Access to the affected materials matters: flooring, wall cavities and built-in cabinets can make the work more involved than extracting water from an open floor. The assessment connects those conditions to a practical removal, drying and repair scope.

What can be dried, and what needs replacement?

Removing standing water does not by itself establish that a room is ready for repairs. Material condition, the source of the water and moisture readings all inform the next decision.
