START THE RECOVERY.

Drying is a measured process. We assess affected rooms and building materials, establish a drying plan, and record progress so decisions about repairs are based on conditions inside the property. When the mitigation phase is complete, our reconstruction team can carry the same scope through to finished surfaces.

Each property sets the scope. These are the stages we discuss when planning your water damage restoration project.

- 01 ### Assess the loss and map moisture

We ask when the water appeared and which rooms are affected, then use moisture detection and mapping to investigate beyond visible wet surfaces. The findings help define the drying area and identify materials that need closer assessment.
- 02 ### Extract water and prepare affected areas

Emergency extraction removes standing water so the next phase can begin. We assess damaged building materials, explain any planned removal, and establish the scope for drying and containment around the affected spaces.
- 03 ### Dry the structure and record progress

Structural drying and dehumidification address moisture remaining in building materials and the air. We monitor conditions and document drying progress, using those readings to guide the work instead of judging readiness by how a surface looks.
- 04 ### Move from mitigation to repairs

Once drying is complete, we use the documented damage to plan reconstruction. The agreed repairs may include drywall, flooring, cabinetry, painting and finish work, with a clear explanation of what needs replacement and how the work will proceed.
### Contents cleaning and pack-out coordination

We discuss which belongings are affected and include contents cleaning, pack-out and storage coordination in the agreed scope when needed. Moving contents may also create access for drying or repairs. The condition and material of each item help determine what work is appropriate.

### What shapes the estimate and schedule

The affected area, water source, building materials and moisture readings help determine the work. Extraction, drying, contents handling and reconstruction may each form part of the scope. We explain those phases in the estimate and discuss what must be completed before repairs can start.

### Planning around a home or managed property

For a home, tell us which rooms and belongings are affected and who can provide access. For a managed or commercial building, identify the property contact, affected units or workspaces, and any access requirements. Those details help us coordinate the assessment and the work that follows.

### Follow the water beyond the visible leak

A wet ceiling beneath an upstairs bathroom, water under kitchen cabinets and a soaked room after an appliance leak create different assessment needs. The visible stain is a starting point. Tell us where the water first appeared, whether the source has been repaired and whether adjoining rooms or a unit below are affected.

We use moisture detection and mapping to help define the drying area. Access to the affected materials matters: flooring, wall cavities and built-in cabinets can make the work more involved than extracting water from an open floor. The assessment connects those conditions to a practical removal, drying and repair scope.

### What can be dried, and what needs replacement?

Removing standing water does not by itself establish that a room is ready for repairs. Material condition, the source of the water and moisture readings all inform the next decision. Some materials may be candidates for drying; others may need removal to address damage or create access to the affected area.

Ask which materials the estimate proposes to retain, what will be removed and how drying progress will be reviewed. The reconstruction scope should then account for the finishes disturbed during mitigation, such as baseboards, drywall, flooring or cabinetry. This helps you understand both the immediate work and the cost of putting the room back together.

### Plan for equipment and access during drying

Drying equipment changes how a room can be used while work is underway. Discuss access for progress checks, equipment placement and any belongings that need to be moved. In a condo or apartment building, identify the manager and the contacts for neighboring units involved in the loss.

Keep the source repair in the conversation. A plumbing or building-envelope repair may need coordination with another trade. Ask how that work relates to the drying plan and which conditions must be addressed before finishes are replaced.

ANSWERED.

What happens during a water damage inspection? We discuss the source and timing of the loss, assess affected materials, and use moisture detection to help identify how far the water has traveled. The findings guide extraction, drying equipment, removal of unsalvageable materials, and the documentation needed to plan repairs.

Can you rebuild after the property is dry? Yes. Two Eagles handles mitigation through reconstruction. Depending on the agreed scope, repairs can include drywall, flooring, cabinetry, painting, and finish work. We explain the transition from drying to repairs so you understand what is ready to rebuild and what still needs attention.

How long does water damage restoration take? The schedule depends on the amount of water, the materials affected, access for drying, and the repairs needed afterward. Drying and reconstruction are separate phases. We monitor moisture conditions during mitigation and explain what needs to be complete before the property moves into repairs.

What affects the cost of water damage restoration? The estimate reflects the affected rooms and materials, extraction and drying needs, damaged-material removal, contents work, and any reconstruction. An assessment helps define that scope. We explain the proposed work so you can see what the estimate includes and which repairs follow the initial mitigation.
